Food Vendor Lease
 
Permanent Booths—Rent for $250 For Entire Week
Mobile Units—Space Rents for $150 For Entire Week
 

This Lease Agreement entered into between NORTH CENTRAL DISTRICT FAIR
 
AND LIVESTOCK SHOWS, (Landlord) and ________________________________,

Landlord hereby leases and lets to Tenant the premises described as follows:
 
1)      This lease is for 10 days starting September 20, 2007 and ending September 30, 2007
2)      It is understood that the Landlord will furnish water and a 110 electric hook up.  The tenant further agrees that:
 
a)      Upon expiration of the lease it will be return possession of the leased premises in its original condition, reasonable wear and tear and fire casualty excepted.  Tenant shall commit no waste to the leased premises.
b)      Tenant shall not assign or sublet the premises or allow any other person to occupy the leased premises without express written consent from the Fair Management.
c)       Tenant shall not make any material or structural alterations to the leased premises without prior written consent of the Fair Management.
d)      Tenant shall comply with all building, zoning and health codes and other applicable laws for the use of said premises.
e)      Tenant shall not conduct on premises any activity deemed extra hazardous, a nuisance or requiring an increase in fire insurance premiums.
f)        Tenant shall not allow pets on the premises.
g)      It is understood and agreed that this lease is for the sale of food and beverages and no other products.
h)      In the event of any breach of payment or any other breach of this Lease, the Landlord shall have full rights to terminate this lease in accordance with state law; to reenter and reclaim possession of the premises, in addition to such other remedies available to Landlord arising from said breach.
i)        It is understood that booths, both permanent and temporary structures may stay open at any other hours desired between 8:00 a.m. and 10:00p.m. daily.
 

This lease shall be binding upon and inure to the benefit of the parties, their successors, assigns, and personal representatives.
